Elliott Cancels Mirabella Condominium Project

Last week, Steve Banks, Associate Planner for the City of Folsom confirmed that the City received a letter from Elliott Homes formally withdrawing their application to rezone the parcel on the corner of Golf Links Drive And East Natoma Street.

It is now a year and a half later, after Elliott first tried to get the Mirabella Condominium project approved by the City of Folsom. Thanks to a strong community objection, the project was delayed. Now with the current status of the real estate market, and more pressing issues on Elliott Homes' agenda such as getting the Palladio Mall off the ground, this project is now officially off the table - for now.

However, as some point in the future, I am sure that Harry Elliott, like any other prudent land owner would do, will once again propose a project for this parcel of land. The question is not if he will do something with his land, but when and what will he do?

I, for one, have come to the conclusion, after talking with many business leaders in the community and the Chamber of Commerce, that a retail center at this location probably does not make a lot of sense financially. The current growth of the Railey's retail center at the Parkway on Blue Ravine Road and East Natoma Street effectively has probably taken the retail component out of the equation for this particular parcel of land. It is possible that a commercial center, consisting of possibly medical offices, a day care center, and other related business may still work, but that remains to be seen.

From a prime real estate perspective, single story luxury condominiums are needed in this area. Currently, there is nothing that meets that need. It seems to me that a properly designed project of this nature could be a real asset to the community, be acceptable to the surrounding home owners, not put a burden on the Empire Oaks Elementary School as it would target empty nesters rather than younger, first time home buyers, and be a profitable venture for Elliott Homes.
